At the heart of Pattern District stands the historic Saco–Pettee Mill — a red brick landmark dating back to the late 19th century and listed on the National Register of Historic Places. Once a center of textile innovation and early punchcard technology, the rehabilitated mill will anchor a new chapter where community and creativity converge.

While the mill serves as a physical reminder of the site’s industrial past — shaped by the Charles River and a regional railroad built by Otis Pettee — the interpretive trail reinforces the area’s stories in a way that informs Pattern District’s pathways and sense of identity.

Pattern District is guided by sustainability at every scale — from energy-efficient buildings to walkable streets and resilient landscapes, supporting healthier ways of living today and tomorrow. New buildings will have Passive House Certification — which includes the highest caliber of insulation, air quality, and energy efficiency, resulting in real health benefits for future residents. The preservation of the historic mill will include repurposed original materials and the introduction of all-electric heating and cooling.
